Commercial water damage restoration generally moves through a few key stages, and the time each one takes varies depending on the situation.

Assessment and water extraction – The first step is removing standing water and assessing the extent of the damage, including checking for water that’s got into flooring, walls or ceiling voids that isn’t immediately visible. This stage is usually quick relative to the rest of the process, often completed within the first day, though the scale of the flooding affects how long it takes.

Drying – This is typically the longest part of the process. Structural drying, meaning getting moisture out of building materials like flooring, plaster and timber, isn’t something that can be rushed. Depending on how much water was involved and what materials absorbed it, drying can take anywhere from a few days to a couple of weeks. Materials like concrete and brick hold moisture for longer than materials like plasterboard.

Cleaning and decontamination – Once the area is dry, any affected surfaces need cleaning, and where the water was contaminated (for example, sewage backup or floodwater from outside), decontamination is required before the space is safe to use again.

Repairs and reinstatement – Anything that had to be removed or replaced, such as damaged flooring, plasterboard or fittings, gets reinstated at this stage. How long this takes depends entirely on the scale of the repairs needed.

What affects the overall timeline

A few factors have the biggest impact on how long the whole process takes:

How much water was involved. A small leak contained to one room is a very different job to flooding that’s affected multiple floors or a large open-plan space.

How long the water sat before restoration started. This is a big one. Water that’s dealt with quickly causes less damage and dries faster. Water left for days before anyone intervenes has usually soaked further into materials, which extends drying time significantly.

What materials are affected. Some materials dry quickly, others hold moisture for much longer. A space with a lot of concrete, brick or dense timber will generally take longer to dry than one with more standard modern building materials.

Whether the water was clean or contaminated. Contaminated water (sewage, floodwater, water that’s been sitting for a long time) requires decontamination on top of drying, which adds time.

Access and ventilation. Restoration relies on proper airflow and equipment access. Cramped spaces or areas that are hard to ventilate can take longer to dry effectively.

Realistic expectations

As a very general guide, a contained, quickly-actioned water incident might be resolved within a week to two weeks from start to finish. Larger or more complex incidents, particularly where contamination or structural drying across multiple areas is involved, can take several weeks. The only reliable way to get an accurate timeline for your specific situation is a proper on-site assessment.
